SHORT HISTORY OF INNERARITY ISLAND FLORIDA

The first Innerarity Island Covenants Conditions and Restrictions (CCR's) were written and recorded on 03/24/1971. The first true developer on the Island was "Ben" White. Ben developed Innerarity Island and Grande Lagoon in Pensacola.

Innerarity Island pricing for lots in 1978 were as follows:

Block A (North Shore) $18,500;

Block B: $16,500 to $16,950;

Lot C (First Addition - North Shore) $19,900 and on and on.

The waterfront lots were as inexpensive as $34,500 to $44,500.

All the lots on the Island were intended to have Underground Utilities and every lot a plumbed sewer to Island Facilities. There was also "promised" a Racquet and pool club on the west end. The Provisional Development plan to Escambia County included a large seven (7) pier marina with 27 Cluster homes (8) plex totaling 216 units, mid rise condos, and patio homes on the west side of the island. Where Russell Bayou development is currently was to have medium density - 14 Cluster homes (8) Plexes on the point totaling 112 units. the balance were to be divided into small patio homes. Much of this never came to pass and due to Florida laws changing and most likely never will.

Mr.. Ben White went Bankrupt during the Carter Administration interest rates of 24% and sometimes higher. His account Fayette Dennison purchased the property and continued to develop the Island. When Rich Wittig, the Broker/Owner of Gulf Beach Realty Inc., first purchased property on Innerarity Island in 1989 his first waterfront property was purchased for $100,000 for 134 feet on Russell Bayou facing South and interior lots were purchased for $18,500 or so. During the period from about 1990 to about 2003 interior lots could be purchased for $16,000 to $20,000 at any time.

Things have changed:

As of 2008 waterfront lots on the South side of the Island have been purchased for $3,600 a waterfront foot and interior lots with "Waterview" are being marketed for $100,000.! If you are interested in a Gated Private Island in Florida, you should consider Innerarity. All the plans have not quite worked out but we are generally a VERY LOW density island with only one medium density townhome development on the entrance to the Island. A Waterfront home was being advertised for as much as $2.7 Million dollars! Who knows, prices may still continue to climb and climb. Give us a call today. We love to see you-all come down.
